How is this different from a letting agent?
A traditional letting agent finds you a long-term tenant and steps back. Property Aced runs your property as a short-let on Airbnb and other platforms — managing every guest, clean, message and review. Most landlords find a short-let earns meaningfully more than a long-term let, with the added benefit of being able to use the property themselves when it suits them.
What does it cost?
We charge a simple management fee taken from booking revenue. There are no setup fees, no surprise charges, and you only pay when your property earns. We'll give you a clear, written quote tailored to your property — just get in touch.
Do I need to furnish the property?
Yes — short-lets need to be fully furnished and well-presented to perform. If your property isn't yet, no problem: we can advise on what's needed and help you get it guest-ready as part of onboarding.
What happens if a guest damages the property?
We screen guests, take security deposits and pre-authorise payments where appropriate. Airbnb and Booking.com both offer host protection schemes, and we recommend short-let-appropriate insurance. In the rare event of damage, we handle the claim and the repair.
How quickly can my property go live?
For a furnished, ready property, typically 1–2 weeks from signing. We move fast: photography, listing, smart locks, compliance checks and launch are usually wrapped up inside that window.
Can I block out dates for personal use?
Absolutely. It's still your property. Block any dates you want, any time you want — we'll work around your calendar.
What's the contract length?
We're flexible. We typically start on a short rolling agreement so you can see how things go — once you're happy, we'll usually agree a longer-term arrangement (3, 6 or 12 months) for stability. We'll always discuss what works best for you.
